Where we work
We do not cover the Costa Brava. We cover the bay between Sant Feliu and Cala Rovira, and the valley behind it, because that is what lets us tell you what a house is worth before the seller does.
Why Emerald
In Spain the agent is normally paid by the seller and works for the seller. Buyers with Emerald get their own side of the table: an independent view of value, a written due-diligence check on urbanism, licences, community debts and energy, and negotiation that is not trying to close at any price.

We qualify every buyer before a viewing and report to you in writing every week.
For tenants: honest listings, contracts you understand, and a deposit that comes back. For owners: the right strategy for your property under the current Catalan rules, whether that is a year-round tenant, a licensed summer let, or a mix.
Keys, cleaning, maintenance, pool and garden, utilities and community meetings, with a monthly statement you can read in two minutes. For rented homes we handle guests, tax reporting and licence compliance.
Schools, doctors, registration at the town hall, a car, a bank. We have done this ourselves and we do it with our clients in their own language.

The market, in numbers
Prices for the municipality of Castell-Platja d'Aro, September 2026. We update this page every quarter from closed sales and registry data, so you are never negotiating on last year's numbers.
Price-model estimates for the five most expensive streets in Platja d'Aro and S'Agaró, against the municipal average. The gap between a good street and an average one is around 1,300 € per square metre: on a 120 m² apartment, roughly 155,000 €.

Apartments have outpaced houses for two years, driven by buyers who want a lock-and-leave home on the front line. That premium is now fully priced; the better value in 2026 is a house in Castell d'Aro or the upper streets of Sant Feliu, where the same budget buys land and a pool.
A quarter of the province's buyers are foreign, and French buyers are the most active group in Catalonia. They tend to look at Easter and again in September. If you are selling, be ready for both.
Five-year growth of 53% for apartments will not repeat. Our valuations assume a normal market, and we will tell you if your asking price depends on an abnormal one.
For owners
Catalonia now caps tourist-rental licences at ten per hundred residents, and the new five-year licence regime applies from 2028. Castell-Platja d'Aro is one of nine Costa Brava councils fighting the rule, because together they would have to withdraw around 17,700 licences.
A licensed apartment is about to become a scarcer asset. An unlicensed one needs a plan. We review your position, tell you what your flat is worth under each scenario, and set up the rental strategy that fits: year-round tenant, licensed seasonal let, or sale while the licence still counts.
